You might decide to carry out the transaction over the phone or email. Alternatively, you may prefer to see who you’re dealing with – so FaceTime or in-person meetings work better for you.

How the process works

Here's how the process works

Step 1
Before exchange of contracts

  • Obtain sales advice from Real Estate agent and contract from sellers conveyancer
  • Review contract, making recommendations for changes or additions
  • Arrange pest and building inspections and surveyor and strata reports if needed
  • Inspect council records
  • Contact your lender to ensure your finance is approved.

Step 2
At exchange of contracts

  • Pay an agreed deposit to the real estate agent
  • Provide a detailed explanation of the terms of sale
  • Send you the contract to approve and sign
  • Send the signed contract to the seller’s conveyancer

Step 3
After exchange of contracts

  • Order and review any outstanding searches on your property
  • Advise on stamp duty exemptions
  • Prepare transfer documents
  • Get documents stamped to confirm stamp duty has been paid

Step 4
Before completion

  • Agree on settlement figures with the seller’s solicitor
  • Confirm a settlement date
  • Check-in with the lender to ensure they’re ready to release finance on completion
  • Provide final settlement figures to you

Step 5
Settlement day

  • Attend to the settlement with all parties involved
  • Check and approve changes to title documents
  • Upload settlement funds to electronic settlement workspace
  • Contact everyone involved to confirm that settlement is complete
  • Lodge the Transfer and Notice of Sale with the Land Registry

Step 6
After settlement

  • Advise you that the process is complete
  • Close your file and hold it for a minimum of 7-years
